24x24 Cambridge MAX in a home setting.  Bradley can match the trim on your home.

Upstairs view of a 20x24 room created by the Cambridge MAX attic truss. The side walls are 5' in height, the ceiling, 8' in height. The arrangement nearly doubles the amount of square footage -- an amazing value when
considering the little additional cost involved.

CAMBRIDGE MAX TRUSS ELEVATION: The Cambridge Max was structurally engineered with a wide 20' room on a 24' wide building.  Other widths are available. There is a built-in web truss for the floor which adds greatly to the strength of the building. The truss members are spaced 16" on center which is desired for a floor that doesn't give. Moreover, there is a web truss at the top to tie everything together. The top triangle is added on the site; otherwise, the trusses would be too wide to deliver. The floor features the Bradley Silent Floor System: tongue and groove OSB flooring glued and nailed.

Access is via an optional staircase. Add a 36" utility staircase with stairwell for only $810.00. Includes framing out an entrance door and closet storage beneath the stairwell. Interior doors are not included. These are installed once the drywall is up.

Add $250.00 per linear foot for a Cambridge Max room. For example, add $6,000.00 for a garage that is 24' in width and 24' in length (24 x 250.00 = $6,000.00). Includes: The Bradley silent floor treatment (tongue and groove flooring, nailed and glued), additional shingles, and extra siding due to the extended height. Note: Besides the linear foot price, add $500.00 for the use of a crane and additional labor to install trusses. Compare the Cambridge MAX to the standard truss attic featured below.

As an option, take advantage of the extra height afforded by an 8/12 pitch by adding standard truss attic storage. Note: This is not a Cambridge MAX; the latter affords a 20' wide room and 5' walls. The standard truss attic has a 12' wide room and 4' sides.

The photo above features a 12' wide by approximately 8' high attic with 3/4" plywood flooring (not tongue and groove). A 3/4" 2x8 sheet of plywood guards the sides from items accidentally falling and allows higher stacking. Add $124.00 per linear foot for standard attic storage (24' wide model) to include a 10/12 pitched roof. Note: Besides the linear foot price, add approximately $500.00 for the use of either a crane or additional labor to install 24'-32' trusses.

Access is via a fixed staircase. Add a 36" utility staircase with landing for only $883.00.

The Prestige Adornments

  • Crafted on-site by a professional Bradley crew. The lumber package will be delivered by HOME DEPOT to your building location -- quality assured materials.
  • Concrete Slab: The Deluxe Cambridge model rests firmly on a 4" monolithic concrete slab with footers. While one should pick a level site for the building, leveling up to 6" is included. Note: There will be an extra charge if fill or additional leveling is required. When building on your slab, deduct $4.55 per square foot for models under 500 SF, over 500 SF, deduct $4.81 SF. Note: The Basic Cambridge is built on your concrete slab.
  • Top Plates: Double top plates are included.
  • Studs: Number 2 white wood spaced 16" on center.
  • Double Wall Construction: Bradley wraps the Deluxe Cambridge in sturdy 7/16" OSB (Orient Strand Board), the industry standard. The OSB is then sealed by a weather-resistive plastic barrier in accordance with the industry standard to prevent water infiltration into the wall. The siding is installed directly over the barrier and OSB. See next item. Note: The basic Cambridge features single wall construction. 
  • Siding: The Deluxe model has Hardiplank brand lap siding. Hardiplank is a concrete composite board with a 50-year limited warranty. It has a cedar texture and is primed, ready for painting. Save the cost of painting by opting for vinyl siding (see Options page). Note: The basic Cambridge is wrapped in Georgia Pacific's T1-11 premiere home siding.
  • Commercial Trusses or Stick-Built Rafters: Commercial trusses on models 20' to 26' in width (rafters are utilized in 16'-18' wide models).
  • Enclosed Soffit: Bradley equips each Cambridge with a 12" enclosed soffit with under-the-eve venting. As an option, choose a double fascia board in front and rear instead of an overhang (see top photo).
  • Roof Decking:  4'x8' sheets of  7/16" OSB (Orient Strand Board); the decking is the industrial standard and is utilized on most new construction. 
  • Felt Paper: Felt paper is included at no additional cost; others charge an extra 45 cents per square foot. On a 20'x20' model, the added felt is a costly $180.00. Felt paper, while considered by some builders as a "temporary dry-in," is actually a second line of defense in the event a shingle is blown off during a heavy rainstorm, which can cause heavy damage. In fact, your insurance company may balk when asked to cover a building that does not include felt.
  • Fascia Board: 1"x6" white wood all sides. 
  • Shingles: Bradley uses the professionals' choice: Owen-Corning Classic shingles, the Pink Panther brand. There are nine colors from which to select, ranging from tan to dark brown to gray to black. Unlike many of our competitors who offer a low end 20-year shingle, Bradley includes 3-tab shingles warranted for 25 years. For a distinctive look, add architectural shingles for a nominal fee (about $350.00 for a 24x24 model). 
  • Trim Boards for Corners: 1"x4" white wood. 
  • Siding and Trim Nails: Bradley insists on either galvanized or electroplated rust-resistant nails. Wax coated nails will soon rust and leave ugly marks and streaks.
  • Garage Door: A professionally installed, top-of-the-line 16'x7' door is included in the 20' wide Deluxe package; and two 9'x7' doors with glass on the 24' wide package. You have a choice of a door with or without a row of lites (glass). A 9'x7' door is included in the Basic 20'x20' model, a 16'x7' in the 24' model.
  • Walk Through Door: A 36" six panel steel insulated door with either chrome or brass lockset is included 
  • Windows: Fusion welded vinyl construction. Bradley includes four 32"x52" home quality, tilt-down, double insulated windows in the Deluxe package, three 24"x36" utility size vinyl windows in the Basic package. Vinyl windows will not blister, peel, flake, rot or corrode and never need painting. Add one or more additional vinyl windows at a great price. for sizes and pricing.

  • Painting and Caulking: Painting and caulking is not included. Please ask for a quote to paint the building.
  • Building Permit: Due to the logistics involved, the customer is responsible for securing a building permit (if required) and insuring that the building site conforms to setback requirements and any other covenant restrictions that may apply to your neighborhood. To secure a building permit, call the building and zoning department in your county; the best way to reach them is dial your county's information number. The building and zoning department will provide an address and office hours. Most counties require a copy of your plat map (survey) with a penciled drawing of the placement of the building. You may also wish to print out this page in order to show them exactly what you are planning to build. The fees average $45.00 to $260.00, but may be higher.
  • Warranty: One-Year Limited Warranty on workmanship and construction. A Bradley lawn and garden building is crafted from the finest of materials and provides a lifetime of trouble free service. Basic proper maintenance (as caulking and painting) is required. Note: Building must be stained or painted within 60 days after completion or the warranty is made void.
